1. Acceptance of Terms

By accessing or using the Property Lead Saver Chrome extension and web application (collectively, the "Service"), operated by Shulya LLC ("we," "our," or "us"), you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not access or use the Service.

2. Description of Service

Property Lead Saver provides productivity tools for real estate professionals, investors, agents, and active renters to save, organize, enrich with AI, and manage property listings from supported third-party portals (such as Zillow, Realtor.com, Redfin, and Apartments.com) into a centralized Kanban dashboard.

3. User Accounts & Access

To access and use the Service, you must sign in using Google OAuth. You are responsible for safeguarding your login credentials and for all activities that take place under your account. You agree to notify us immediately of any unauthorized use of your account.

4. Free Tier & Monthly Lead Quotas

We offer a Free Tier to all registered users:

Free Tier accounts may save up to 15 property leads per calendar month at no charge.
Lead quotas calculate on a monthly basis and reset on the first day of each calendar month at 00:00 UTC.
Once you reach your 15-lead quota for the current calendar month, new lead saves will be restricted until the next monthly reset, unless you upgrade to the Unlimited Pro subscription.

5. Unlimited Pro Subscription, Billing & Payments

Users may upgrade to the Unlimited Pro Plan for $15.00 USD per month to unlock unlimited lead saving and AI processing across all supported portals.

Payment Processing: All subscription payments are processed securely through Stripe, Inc. By subscribing, you authorize our third-party payment processor to charge your chosen payment method on a monthly recurring basis.
Billing Cycle: Subscriptions are billed in advance on a 30-day recurring monthly cycle from the date of initial purchase.
Cancellation by User: You may cancel your subscription at any time through the customer billing portal in your account settings. Upon user cancellation, you will continue to have unlimited access until the end of your current paid billing period, after which your account will revert to the Free Tier.
No Refunds: Subscription fees are non-refundable. We do not provide refunds or credits for partial subscription months or unused lead volume, except where required by applicable law.

6. Temporary Subscription Terms & Provider Discontinuation Rights

Promotional & Temporary Nature: The $15/month Unlimited Pro Plan is offered as a promotional, introductory, and temporary pricing tier.

Right to Stop Renewals Without Notice: Shulya LLC explicitly reserves the right, at its sole discretion and without prior notice, to discontinue, suspend, or sunset this subscription plan, or to stop future automatic recurring renewals at any time (including, but not limited to, during system redesigns, product overhauls, or tier restructurings).

Fulfillment of Current Paid Period: If Shulya LLC discontinues the plan or decides to stop recurring renewals, your active subscription will remain valid and fully accessible through the end of your currently paid monthly billing cycle. You will receive all benefits of the Unlimited Pro plan until your paid period expires.

No Surprise Charges: Upon expiration of the active billing cycle after discontinuation, your subscription will simply not renew, no subsequent charges will be made to your payment method, and your account will automatically transition to the Free Tier (up to 15 leads per month).

7. AI Data Extraction & Accuracy

Property Lead Saver utilizes Artificial Intelligence to parse property listing structures. While we aim for industry-leading accuracy, we do not guarantee that extracted prices, contact details, square footage, or listing statuses will always be complete, uninterrupted, or error-free. You are solely responsible for independently verifying all critical transaction information directly on the source listing or with the listing agent.

8. Third-Party Websites & Non-Affiliation

Property Lead Saver is an independent software tool and is not affiliated with, endorsed by, or sponsored by Zillow, Redfin, Realtor.com, Apartments.com, or any other third-party platform. Users must comply with the applicable terms of use and policies of any third-party websites they browse.

9. Acceptable Use Policy

You agree not to:

Use the Service for any unlawful, fraudulent, or unauthorized purpose.
Engage in automated scraping or mass data harvesting beyond the standard user-initiated lead saving workflow.
Attempt to circumvent subscription limits, rate limits, or access controls.
Reverse engineer, decompile, or copy the proprietary code or design of the Service.

10. Limitation of Liability

To the maximum extent permitted by applicable law, Shulya LLC and its affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, data, goodwill, or business opportunities arising out of or related to your use of or inability to use the Service.

11. Changes to Terms

We reserve the right to revise or modify these Terms of Service at any time. Material updates will be indicated by the "Last Updated" date at the top of this document. Continued use of the Service after any modification constitutes your consent to the revised Terms.
